study been done on 2m distancing of fans for the Emirates. Apparently the max that could attend a game would be under 15,000 fans, but the distancing would mean that it would take hours to get fans in and hours to get fans out.

With certain areas closed and only certain entrances being used. Consensus is that its not feasible to have fans while social distances rules are so strict given the extreme time it would take.

You can kiss those billion dollar firm valuations out the window. These assets were the cradle of “recession proof investing.”
